Questions investors ask

What are DSCR loan rates based on?

Credit, LTV, property cash flow, property type, loan purpose, term, payment structure, points, prepayment option, documentation, and market conditions can all affect pricing.

Are DSCR loan rates higher than conventional mortgage rates?

They can be different because DSCR loans are business-purpose investment-property programs with distinct risk, documentation, and capital-market characteristics. A direct comparison must use the same scenario and cost assumptions.

Can I get a DSCR loan without tax returns?

Many DSCR programs focus on the investment property’s qualifying rental cash flow rather than personal tax returns. Final documentation varies by program and underwriting.

What DSCR is needed for the best rate?

There is no universal DSCR threshold that guarantees the best rate. The required or preferred ratio varies with credit, LTV, property, purpose, program, and market.

Does lower LTV improve DSCR pricing?

Often, lower leverage can reduce risk adjustments, but the complete scenario still controls pricing.

What is the difference between rate and APR?

The interest rate is used to calculate note interest and payment. APR is a broader cost measure that can include certain finance charges. Both should be reviewed together.

Can I choose a 30-year or 40-year DSCR loan?

Potentially. Availability depends on the property, borrower, requested leverage, loan purpose and underwriting requirements.

How do DSCR ARM rates work?

A 5/6, 7/6, or 10/6 ARM generally has an initial fixed period followed by adjustments every six months, subject to the note’s index, margin, and caps.

How do interest-only DSCR rates work?

An eligible interest-only structure can reduce the initial scheduled payment because principal is not paid during the interest-only period. The remaining balance and later payment structure must be reviewed.

Are purchase, refinance, and cash-out rates the same?

No. Each purpose can carry different pricing, leverage, seasoning, payoff, and documentation requirements.

Does requesting rate options create a hard inquiry?

The initial Rate Desk review is presented without a hard pull. A later application or underwriting process may require authorization and additional documentation.

Are rates on this website guaranteed?

No. Current pricing requires specialist review of your property and loan details. A quote request is not a rate lock, approval or commitment to lend.
