How to Position for the Best DSCR Loan Rates
There is no single “best DSCR loan rate” for every investor. The best fit is the strongest rate, APR, payment, cost, prepayment, and leverage combination available for the documented scenario and investment plan.

Compare the cost over the period you expect to keep the loan.
Ask for two offers built on the same loan amount, property use, rent, credit assumptions and lock period. Record the interest rate, points in dollars, lender charges and prepayment schedule for each. A lower advertised rate may come with a higher initial cost.
A simple first check divides the extra upfront cost by the monthly payment difference. That gives a rough payment-based break-even period, not a complete investment return. Remaining principal, a possible sale or refinance, and any prepayment charge also affect the result. Compare those items before choosing a structure.
Seven levers that can improve a DSCR rate review.
Reduce leverage
A lower requested LTV can materially change the risk tier and available pricing.
Strengthen credit
Correcting report errors and reducing revolving utilization may expand eligible pricing tiers.
Document market rent
A supportable lease or market-rent analysis can improve the accuracy of the DSCR review.
Choose the right purpose
Rate-and-term refinance usually prices differently from cash-out refinance.
Compare prepayment options
The cheapest initial rate may carry a prepayment structure that does not match the exit plan.
Compare points and credits
A lower rate with more points is not automatically the lowest-cost structure.
Match term to hold period
Fixed, ARM, 40-year, and interest-only options can serve different investment timelines.
What “best” should include.
- Interest rate and APR shown together.
- Upfront points, lender credits, and material fees.
- Monthly payment and amortization structure.
- Prepayment terms and planned property hold period.
- Requested leverage, cash proceeds, reserves, and closing objectives.
Avoid false comparisons.
A rate advertised for a low-LTV purchase should not be compared directly with a high-LTV cash-out request. A useful comparison holds the purpose, credit, property type, DSCR, LTV, points, term, and prepayment option constant.
