30-Year DSCR Loan Rates
A 30-year fixed DSCR structure can provide predictable principal-and-interest payments for an eligible rental-property loan, subject to the rate table, property, borrower, leverage, and underwriting.

Compare the payment and the balance you will still owe.
A smaller payment is only one part of a loan comparison. For a fully amortizing loan, each scheduled payment includes interest and principal. The remaining balance matters when you sell or refinance. Compare both the interest paid during your planned hold and the balance remaining at that date.
Use the calculator below with the same loan amount and your own rate assumptions for both terms. It separates payment, principal repaid, interest paid and remaining balance. It does not assume that either program has a lower rate, and it excludes points, closing costs, taxes, insurance, HOA and prepayment charges.

Why investors choose a 30-year fixed DSCR loan.
Payment stability
The note rate does not change during the fixed term, subject to the actual note and loan documents.
Clear comparison
A fixed structure provides a stable baseline against ARM, 40-year, and interest-only alternatives.
Long-term hold fit
Predictable debt service can support a buy-and-hold planning model.
What still changes the rate.
- Credit range and mortgage history.
- Purchase, rate-and-term, or cash-out purpose.
- LTV, property type, DSCR, points, and prepayment option.
- Current lender pricing and market conditions.
Fixed does not mean fixed housing expense.
A fixed note rate stabilizes principal and interest. Taxes, insurance, HOA, and other property expenses can still change over time and should be included in the investment analysis.
