DSCR Cash-Out Refinance Rates
Cash-out pricing considers the new gross loan amount, existing first and second liens, requested proceeds, ownership seasoning, property value, credit, cash flow, and the selected term and prepayment structure.

New loan amount is not the same as cash in hand.
Start with the total new loan. Subtract the balances being paid off, then subtract applicable closing costs, fees and any prepayment charge. Reserves or other required funds may also affect the transaction. Until those costs are known, the difference between loan amount and payoffs is only proceeds before costs.
The Deal Desk keeps the total loan request separate from the cash you hope to receive. When the figures do not reconcile, you can adjust them or ask the team to review the difference without starting the funnel again.
What the cash-out Rate Desk reviews.
Gross loan amount
The new loan must cover eligible payoffs, requested proceeds, and applicable closing costs.
Existing liens
First and second lien balances affect net cash and new leverage.
Seasoning and value
Ownership history and property-value support can affect eligible proceeds and LTV.
Cash flow after refinance
The new payment must be reviewed against qualifying property income and expenses.
Gross proceeds are not net cash.
Net cash is calculated after eligible mortgage payoffs, subordinate liens, closing costs, escrows, and other transaction items. The displayed loan amount should never be presented as guaranteed cash in hand.
Use proceeds for an eligible business purpose.
- Acquire or improve investment property.
- Reposition portfolio debt or fund eligible business activity.
- Maintain reserves or support an investment-property strategy.
- Do not use the DSCR funnel for personal, family, or household-purpose proceeds.
